Scrub and seal is a two-stage warehouse floor maintenance service: your concrete is deep-cleaned using industrial auto-scrubbers with commercial-grade degreasers that lift embedded grime, oil, tire marks, and surface contamination that a standard mop will never touch — then a penetrating or topical sealer is applied to the clean surface to protect it from future staining, moisture, and chemical exposure.
Unlike grind and seal, scrub and seal does not use diamond abrasives to mechanically remove the top layer of the concrete. Instead, it cleans and seals the existing surface profile — which makes it the right choice for floors that are in reasonable structural condition but have accumulated surface-level contamination over time.

Industrial brooms and vacuum equipment remove loose dust, debris, and surface grit from the entire floor area before wet cleaning begins. This prevents debris from being redistributed across the slab during scrubbing.
Heavy oil contamination, grease spots, tire marks, and stubborn stains are pre-treated with concentrated commercial degreaser — applied and allowed to dwell before scrubbing begins, for maximum lift.
Commercial-grade automatic floor scrubbers with rotary brush pads — not residential mop equipment — apply cleaning solution and mechanically agitate the surface to dislodge embedded grime, oil, and contamination from the concrete's pores.
The floor is thoroughly rinsed and wet-vacuumed to remove all cleaning solution residue and released contamination. The surface is left clean and near-dry — important for proper sealer adhesion.
A penetrating or topical concrete sealer is applied to the clean, dry surface. The sealer penetrates the concrete's pores to protect against future oil, moisture, and chemical penetration — and eliminates concrete dusting on unsealed slabs.

Most warehouse scrub and seal projects are completed in a single day. Floor size and contamination level affect timeline. We can often work in sections to allow continued operation in other areas of the facility while cleaning and sealing proceeds.
Most penetrating sealers allow light foot traffic within 2–4 hours and forklift traffic within 24 hours. Exact return-to-service time depends on the sealer product specified and ambient temperature. We provide specific guidance for your project's sealer at completion.
Yes. For facilities with ongoing floor maintenance needs, we can establish annual or semi-annual scrub and seal schedules. Regular professional cleaning and sealer refresh is significantly more cost-effective than allowing surface contamination to build up to the point where grinding and full restoration is required.
