Scrub & Seal
Warehouse Floors
Orange County

Not every warehouse floor needs grinding. If your concrete is in reasonable condition but looking dull, dusty, or stained from forklift traffic and oil spills, a professional scrub and seal restores and protects it in a single day — minimal downtime, maximum results.

What Is Scrub & Seal

Industrial Deep-Clean.
Sealed for Protection.

Scrub and seal is a two-stage warehouse floor maintenance service: your concrete is deep-cleaned using industrial auto-scrubbers with commercial-grade degreasers that lift embedded grime, oil, tire marks, and surface contamination that a standard mop will never touch — then a penetrating or topical sealer is applied to the clean surface to protect it from future staining, moisture, and chemical exposure.

Unlike grind and seal, scrub and seal does not use diamond abrasives to mechanically remove the top layer of the concrete. Instead, it cleans and seals the existing surface profile — which makes it the right choice for floors that are in reasonable structural condition but have accumulated surface-level contamination over time.

For Orange County warehouses, distribution centers, and manufacturing facilities where the floor needs a professional restoration — without the cost or timeline of full diamond grinding — scrub and seal delivers a dramatic improvement in one day with minimal disruption to your operation.

When scrub & seal is appropriate vs. grind & seal: If your floor is structurally sound and the concrete surface itself is intact — just dirty, stained, or lightly sealed — scrub and seal is the efficient choice. If the slab has existing failing coatings, deep contamination that won't clean out, or needs a mechanical surface profile for a new coating, grind and seal or full epoxy installation is appropriate. We assess this during the free on-site visit.

Scrub & Seal — Best For

  • Warehouses and distribution centers with surface contamination
  • Manufacturing facilities needing periodic floor restoration
  • Sealed or polished concrete that has dulled and dirtied over time
  • Commercial spaces where minimal downtime is critical
  • Facilities with oil, forklift grease, and tire mark accumulation
  • Property transitions between tenants — restore without grinding
  • Maintenance schedules for ongoing commercial floor care
Our Process

What Happens During a Scrub & Seal

Industrial scrub and seal is not a mop-and-bucket operation. Here's what our process actually involves — and why the equipment and chemistry matter for results.

01
Pre-Sweep & Debris Removal

Industrial brooms and vacuum equipment remove loose dust, debris, and surface grit from the entire floor area before wet cleaning begins. This prevents debris from being redistributed across the slab during scrubbing.

02
Spot Treatment

Heavy oil contamination, grease spots, tire marks, and stubborn stains are pre-treated with concentrated commercial degreaser — applied and allowed to dwell before scrubbing begins, for maximum lift.

03
Industrial Auto-Scrubbing

Commercial-grade automatic floor scrubbers with rotary brush pads — not residential mop equipment — apply cleaning solution and mechanically agitate the surface to dislodge embedded grime, oil, and contamination from the concrete's pores.

04
Rinse & Vacuum

The floor is thoroughly rinsed and wet-vacuumed to remove all cleaning solution residue and released contamination. The surface is left clean and near-dry — important for proper sealer adhesion.

05
Sealer Application

A penetrating or topical concrete sealer is applied to the clean, dry surface. The sealer penetrates the concrete's pores to protect against future oil, moisture, and chemical penetration — and eliminates concrete dusting on unsealed slabs.

What Changes

Before & After a Professional Scrub & Seal

Many of our commercial clients are surprised at how dramatically their floor appearance changes after a professional scrub and seal — and how much easier it is to maintain afterward.

Concrete Dusting Eliminated

The penetrating sealer binds loose concrete particles, dramatically reducing the fine dust that accumulates on inventory, equipment, and products in warehouses with unsealed slabs. Immediately improved air quality and cleanliness.

Oil & Stain Resistance

The sealed surface resists oil, hydraulic fluid, and chemical spills that would permanently stain raw concrete. Future spills can be cleaned without leaving permanent marks — critical for automotive, manufacturing, and food-adjacent environments.

Professional Appearance

Years of forklift traffic, tire marks, and surface grime are removed in a single service day. The clean, sealed surface presents a dramatically more professional appearance — important for client visits, audits, and employee morale.

Easier Ongoing Maintenance

Sealed concrete is significantly easier to maintain than raw concrete. Your regular cleaning crew's auto-scrubber achieves better results on a sealed surface — reducing cleaning time and chemical usage in ongoing operations.

Common Questions

Scrub & Seal FAQs

How is scrub and seal different from grind and seal?

Scrub and seal cleans the existing concrete surface using industrial scrubbing equipment and degreasers, then seals it. Grind and seal mechanically removes the top layer of the concrete using diamond abrasives before sealing. Grind and seal is appropriate for floors with deep contamination, failing coatings, or that need a mechanical surface profile for a new coating. Scrub and seal is appropriate for floors in good condition that have surface-level dirt and contamination. We assess which is appropriate during the free on-site visit.

How long does scrub and seal take?

Most warehouse scrub and seal projects are completed in a single day. Floor size and contamination level affect timeline. We can often work in sections to allow continued operation in other areas of the facility while cleaning and sealing proceeds.

When can we return the floor to use after sealing?

Most penetrating sealers allow light foot traffic within 2–4 hours and forklift traffic within 24 hours. Exact return-to-service time depends on the sealer product specified and ambient temperature. We provide specific guidance for your project's sealer at completion.

Do you offer recurring scrub and seal maintenance schedules?

Yes. For facilities with ongoing floor maintenance needs, we can establish annual or semi-annual scrub and seal schedules. Regular professional cleaning and sealer refresh is significantly more cost-effective than allowing surface contamination to build up to the point where grinding and full restoration is required.
