What Is Grind & Seal

Diamond-Ground. Sealed. Done Right.

Grind and seal is a two-stage concrete flooring process: the slab is mechanically diamond-ground to remove surface contamination, failed coatings, and laitance — then a penetrating or topical sealer is applied to protect the freshly exposed concrete from oil, moisture, chemicals, and staining.

Unlike polished concrete — which involves multiple grinding passes, densifier application, and progressive polishing to achieve a reflective finish — grind and seal uses fewer grinding steps and achieves its protection through the sealer layer rather than through the concrete itself. This makes it significantly faster and less expensive, while still delivering a clean, professional, protected surface.

For warehouses, distribution centers, manufacturing facilities, and light industrial spaces throughout Orange County where the floor needs to be functional, clean, and protected — but a full polished concrete investment isn't warranted — grind and seal is consistently the right choice.

Grind & seal vs. scrub & seal: Grind and seal uses diamond abrasives to mechanically remove the top layer of the concrete slab — providing a deeper clean and better sealer penetration. Scrub and seal uses industrial cleaning equipment without grinding, which is appropriate for floors in good condition that don't need surface removal. We'll assess your floor and recommend the correct service.

  • Property transitions — removing old coatings before tenants move in
  • Slabs with existing contamination, paint, or adhesive residue
  • Any commercial floor where cost-per-sq-ft is the primary driver
Why Grind & Seal

What a Sealed Concrete Floor Delivers

A professionally ground and sealed concrete floor is dramatically different from raw, unsealed concrete. Here's what changes — and why it matters for your operation.

Eliminates Concrete Dusting

Unsealed concrete continuously sheds fine concrete particles — the "dusting" that coats equipment, inventory, and products. A penetrating sealer binds loose surface particles, dramatically reducing dust generation and improving air quality and cleanliness in your facility.

Oil & Chemical Resistance

Sealed concrete resists oil, hydraulic fluid, and chemical spills that would permanently stain or degrade raw concrete. Spills can be cleaned up without permanent marking — critical in automotive, manufacturing, and food-adjacent environments.

Forklift-Ready Surface

Diamond grinding levels and smooths the slab surface, removing high spots, ridges, and surface irregularities that cause forklift tire wear and instability. The resulting floor is safer, more uniform, and easier on equipment.

Low Maintenance

A grind-and-sealed floor requires only regular sweeping and auto-scrubbing to maintain. No waxing, no periodic stripping and refinishing, no special cleaning chemicals required. The slab protects itself from the inside out.

Minimal Downtime

Most commercial grind and seal projects can be completed in phases to minimize facility disruption. Our equipment allows us to work around racking, equipment, and inventory — and most sealers allow return-to-service within 24 hours.

LEED-Friendly

Grind and seal uses the existing concrete slab — no new flooring materials, no VOC-heavy coatings. Penetrating sealers are low-VOC and environmentally responsible. Suitable for LEED-certified or sustainability-focused commercial facilities.

Commercial Equipment

Built for Warehouse Scale

Most residential-focused flooring contractors lack the equipment to work efficiently on large commercial slabs. A small grinder appropriate for a 500 sq ft garage becomes a bottleneck on a 10,000 sq ft warehouse floor — creating longer timelines, higher labor costs, and less consistent results across the slab.

PolyVex operates a Terrco 6200 orbital grinder — the same class of equipment used by large commercial flooring contractors. The Terrco 6200's orbital action produces an even, consistent grind across large surface areas, handling projects from 5,000 to 50,000+ sq ft on realistic commercial timelines.

The result: faster project completion, reduced facility downtime, and a more uniform surface that sealer penetrates consistently — not the patchy coverage that results when smaller machines miss areas or create uneven grinding patterns.
