Grind and seal is a two-stage concrete flooring process: the slab is mechanically diamond-ground to remove surface contamination, failed coatings, and laitance — then a penetrating or topical sealer is applied to protect the freshly exposed concrete from oil, moisture, chemicals, and staining.
Unlike polished concrete — which involves multiple grinding passes, densifier application, and progressive polishing to achieve a reflective finish — grind and seal uses fewer grinding steps and achieves its protection through the sealer layer rather than through the concrete itself. This makes it significantly faster and less expensive, while still delivering a clean, professional, protected surface.
